We are looking for an experienced Facilities Project Manager who would work in collaboration with the Sr. Vice President of Property Management. This professional will provide leadership and direction for all facilities-related strategies, activities and outcomes of a wide range of initiatives that include - real estate transactions, construction projects, corporate initiatives etc. to ensure Vectra Bank best-in-class Property Management operations.

You will organize and oversee design initiatives, new project scope, consultant selection, contractor selection, construction procedures and standards to ensure projects are completed in a timely and efficient manner.

The ideal candidate will have a strategic and analytical mind, great communication and organizational skills. This candidate will need to ensure all projects are delivered on time according to stated requirements, within the budget.

Essential Functions:

  • Provide leadership and direction in developing a forward-looking Property Management strategy.  Partner with organizational stakeholders to understand and define current and future organizational space needs.  

  • Oversee activities necessary in securing new sites, redeveloping existing sites and the construction of new branches and administrative facilities, to also include renovations projects at all current locations.

  • Manage and execute multiple building improvements & construction projects simultaneously from conception to completion

  • Prepare Scope of Work documents and initial project budgets

  • Prepare and manage all competitive bid packages, bid review meetings, and value engineering

  • Negotiate contracts with external vendors and oversee all consultant, contractor, and supplier agreements / contracts

  • Engage design teams (architect, designer, engineers, GC, preferred vendors, etc. to survey project, perform pre-construction walks and weekly OAC)

  • Coordinate with internal departments such as Compliance, Security, I.T., Marketing, etc. to coordinate deliverables

  • Review work progress on daily basis and proactively communicate to team, leadership and in-house customers

  • Prepare internal and external reports pertaining to job status

  • Ensure quality construction standards and the use of proper construction techniques

  • Assure quality installation and proper closeout of projects, as well as manage construction milestone forecasting and updates to include schedule and budget

  • Partner with Facility Operations Manager on various other projects

Qualifications: 

  • Bachelor’s Degree is preferred with a focus on Project Management / Construction or 5-10 years related work experience

  • Working knowledge of building codes and ADA

  • Engineering knowledge (MEP, Civil and Structural)

  • Minimum of 5 years with all phases of construction project development

  • Minimum of 5 years managing multiple construction projects simultaneously

  • Minimum of 5 years managing service providers

  • Must have working knowledge of AutoCAD

  • Strong ability to read, analyze and interpret construction, plans, contracts, leases and related documents

  • Experience with space planning, furniture plans, interior finishes and equipment

  • Ability to manage multiple projects simultaneously and excellent prioritization skills

  • Strong oral / written communication skills, persuasion and negotiation skills

  • Intermediate working level of MS Outlook, Excel, Word, Access, and Project

  • Basic knowledge of MS Office and computer skills is required. 

  • This position requires driving and will need to have a valid driver’s license and pass the MVR.  Driving is an essential function of this role and as such, employees must have a valid driver’s license and good driving record.

Physical Requirements:

  • While performing the duties of this job, the employee is frequently required to stand, sit, stoop, kneel, push, shove, lift and carry and move objects that can weigh up to 80 pounds.

  • Must be able to interact with and communicate with all levels of employees effectively and provide training if necessary.

 

This position is eligible to earn a base salary in the range of $90,000 - $120,000 annually depending on job-related factors. Final offer amounts are determined by multiple factors such as but not limited to, level of experience, skills, expertise, location, education, and certifications.
